    I'm looking for a live/work type property where I can set up a metalworking shop. Any leads would be greatly appreciated!

  4. Read it on tapatalk so missed the "London" in the title :oops: but still London is a big place as you say... Or just outside might be more cost-effective.

    I left it intentionally vague, because I'm willing to consider most places.

  6. Then you need to give an idea of how much space (sq m) you need in workshop. You won't get change of use permission for typical shop with flat over, and you can't run a commercial machine shop from residential premises. Most small industrial unit won't allow residential use. Your best best bet is a near London small farmhouse with outbuildings. A mate of mine runs a specialist car tuning place and lives next door. He had exactly this problem when looking for premises. Not saying it can't be done but you'll need to find something already doing something similar which might mean buying an existing business.

    I don't need a lot of space, only about 15-20m2. Although something a bit larger would be a plus. I'm also just looking to rent for the time being. Thanks for the info, it seems like live/work is almost a legal grey area. Maybe a separate workshop would be more feasible.

    What about a mobile home ? you could buy something big enough to live in, use as transport/get materials, turn into a mobile sales/exhibition.
    Spelling mistakes are not intentional, I only seem to see them some time after I've posted
